The Seller acknowledges that the services specified above are a description of the services that the Listing Brokerage, through the Licensee, intends to provide to the Seller over the full period of the listing agreement. The Listing Brokerage will provide such services to the Seller in a timely and competent manner as and when prudently required in the professional opinion of the Licensee. The Seller acknowledges and agrees that if the Property is sold before the end of this listing agreement that certain of the specified services may not be provided and may not be necessary in order for the sale of the Property to occur and in such event the Seller relieves the Listing Brokerage of the obligation to provide such services as may not be required. The Listing Brokerage acknowledges and agrees that the Property may not sell during the period of the listing agreement and that the Listing Brokerage may provide the services without payment of commission.

The Buyer acknowledges that the services specified above are a description of the services that the Buyer Agent Brokerage, through the Licensee, intends to provide the Buyer over the full period of the exclusive buyer's agency agreement.This commitment provides a number of benefits to the Buyer.
